Three houses, two weeks, and a complete roofline rebuild on each one. This was the largest job in our recent portfolio: every property stripped back, insulated, re-covered and finished with new fascias and soffits, working across all three in a single programme.
Each roof was rebuilt as a warm roof. That means the 120mm insulation sits above the deck rather than between the joists, which keeps the whole structure on the warm side of the dew point. It matters more than the energy saving people talk about: a flat roof insulated the old way, with the insulation underneath, is almost impossible to ventilate properly, and it quietly rots from the inside while looking fine from the outside. Building it warm removes the problem instead of managing it.
On top of the insulation went a 3-layer built-up felt system. It’s the standard specification for domestic flat roofs for a reason: it’s tough, it’s forgiving of movement, and it has decades of proven performance behind it in this climate.
New fascias and soffits finished each property off. They protect the roof edge, carry the guttering, and close the eaves neatly, and they’re the difference between a roof that works and a roofline that looks finished. On a terrace of three, that consistency across all the properties matters.
