A Dark Room Doesn't Have To Stay That Way
Flat roof extensions and single-storey additions are often the darkest rooms in the house. Artificial lighting during the day is a sign the space is not working as well as it should. A single roof light changes that completely, and costs far less than most people expect.
Dark extension or kitchen
Rooms that rely on artificial light all day despite having a flat roof above them.
Poor ventilation
Stuffy or humid rooms below a flat roof with no opening to the outside.
Leaking roof light
An existing skylight that leaks around the upstand or frame after rain.
Failed or cloudy polycarbonate
Discoloured, yellowed or cracked conservatory or porch roofing reducing light.
No natural light in hallway
Central hallways or landing areas with no windows and no roof access for light.
Old or poorly fitted skylight
An existing unit that was badly installed and now needs replacing properly.
Flat Roof Skylights: The Right Way To Bring In Natural Light
A flat roof light is one of the most cost-effective ways to transform a dark room. We supply and fit fixed and opening units in a range of sizes, from compact 600x600mm lights to larger statement pieces, with glass or polycarbonate options depending on the application and budget.
Every skylight we install includes a properly waterproofed upstand, integrated with the existing or new roof covering for a fully watertight result. The upstand is where most budget installations fail. We get it right from the start and water-test every installation before we leave site.
As Icopal-approved contractors, skylights are often installed as part of a wider re-roofing project, saving on mobilisation costs. Every installation comes with a 10-year workmanship guarantee and full photo documentation at handover.”

Skylight Installations - The Difference Is In The Detail
Each installation follows the same rigorous process and comes with the same written guarantee.
Fully waterproofed
The most common cause of roof light leaks. We integrate every unit fully with the roof covering.
Glass or polycarbonate options
Glass is more thermally efficient and durable long term. Polycarbonate suits tighter budgets. We advise on survey.
Fixed and opening units available
Fixed lights maximise thermal performance. Opening units add ventilation. We recommend the right type for your room.
Insulated upstand as standard
Eliminates cold bridging around the frame and prevents condensation on the ceiling below.
Can Be Combined With Install
Adding a skylight during a re-roofing project saves on mobilisation and scaffolding costs.
Photo records at handover
We document every stage, proof of what was installed and how.

What Sussex homeowners say about LF Flat Roofing
Frequently asked questions
Find answers to common questions about our flat roofing services.
What sizes of roof light can you install?
We fit units from 600x600mm up to 1000x2000mm as standard. Larger or custom sizes are available on request. We will advise on the best size for your room and roof structure on survey.
Glass or polycarbonate. Which is better?
Glass is more thermally efficient, scratch-resistant and durable long term. Polycarbonate is lighter and less expensive. For a permanent domestic installation, we generally recommend glass.
Will a roof light cause heat loss or condensation?
Not when correctly specified and installed. Modern double-glazed units are thermally broken and we always fit insulated upstands to eliminate cold bridging around the frame.
Can you add a roof light to my existing flat roof?
In most cases yes. We check the roof structure, upstand height and existing covering on survey. If the roof is near end of life, combining the skylight with a re-roof often makes more sense.
Do I need planning permission for a roof light?
Most domestic roof light additions are permitted development. Exceptions include listed buildings and some conservation areas. We will flag anything unusual on your survey.
How much does a flat roof skylight cost?
Prices vary by unit size, glazing type and whether the surrounding roof covering needs any work. We provide a fixed written quote after the free survey with no hidden extras and no surprises.
