How long does a torch-on felt roof last?
A correctly installed three-layer felt roof typically lasts 15 to 25 years. The quality of installation is the single biggest factor. A single-layer or poorly applied felt roof will fail much sooner, which is why the system and the contractor both matter.
Is torch-on felt as good as GRP or EPDM?
For the right application, yes. A three-layer system is a proven and reliable solution. For complex roof shapes or very large open spans, GRP or EPDM may be a better fit. We will advise honestly on survey based on your specific roof.
Can you torch over my existing felt roof?
Sometimes. We assess the existing deck and substrate on survey. If it is structurally sound and level, an overlay may be possible. If the deck or insulation has been compromised, we will recommend a full strip.
What is the mineral cap sheet for?
The top layer protects the felt from UV degradation, adds grip for occasional foot access and gives a clean, professional finish. It is one of the key differences between a quality installation and a budget one.
Can you add insulation at the same time?
Yes. We can upgrade to a warm roof specification during the re-roof, adding PIR insulation above the deck to improve thermal performance and prevent condensation.
